Preparing an appraisal involves research into appropriate market areas, the assemblage of pertinent data, the use of appropriate analytical techniques, and the application of knowledge, experience, and professional judgment to develop an appropriate solution to your valuation problem.

Reviews:
A review examines the contents and methodology used in a report prepared by another appraiser to determine whether their conclusions are consistent with the data reported.  The function of the review is not to appraise the subject property, but to examine the contents of the appraisal report and form an opinion as to its adequacy and appropriateness.

Consultation: P
roviding competent, disinterested, and unbiased advice, professional guidance, and recommendations or conclusions on diversified problems in real estate other than estimating value.
